What are fractional residences?
The fractionals available at Branson Cedars Resort are log cabins, storybook cottages and treehouses. Both the cabins and cottages are available in 2, 3 and 4 bedroom sizes – all with lofts. The treehouses are 1 bedroom – also with a cozy loft. Each residence is luxuriously appointed with top of the line furnishings and decorative accessories, granite countertops in the kitchen & baths, hard wood floors, all appliances including washer & dryer, expansive decks and patios, wood burning fireplaces and much, much more.
Is that the same as "shared ownership"?
Another term for fractionals is shared ownership. It is a very similar arrangement to going in with a few of your friends or family to purchase a 2nd family vacation home – except someone else handles the scheduling, the cleaning, the upkeep – you have the benefits and the joy –without all the hassles.
Are fractionals the same as time share?
No! Fractionals are the next generation of 2nd home ownership. Fractionals are a deeded ownership that is appreciable like real estate (depending on the market values at the time) and resale is like regular real estate. Fractionals are sold in larger time blocks rather than just a single week which is traditionally called a time share unit.
Here at the Branson Cedars Resort we offer everything from whole ownership to just one week of time share, and everything in between is a fractional. Fractionals are usually much more luxurious and well appointed. Your ownership can be sold, willed, deeded or placed in a trust.
Why own a fractional instead of a whole 2nd vacation home?
The reasons are many:
with a full ownership home you are responsible for the entire purchase price, the upkeep, maintenance and taxes. Often owners can only use the property for 2 to 4 weeks per year because of work, vacation schedules, traveling to other locations for holidays, etc.
What happens the rest of the time? The owner is still responsible for all taxes, upkeep, landscaping and yard maintenance, damage, etc.
Why not pay for only what you will USE? All of those things are included in your purchase price and in your POA dues. Put the joy back into vacation home ownership!
What will the Maintenance Fees & POA dues be?
Property Owners Association (POA) dues and the subsequent maintenance fees are based on the size of the unit you purchase and are used to cover all of the costs associated with keeping your unit and all of the other units in tip top condition.
These maintenance fees cover: taxes, utilities, insurance, interior & exterior maintenance, capital reserves for replacement of furnishings, appliances, flooring, etc... As well as the POA portion of the dues structure improving & maintaining the grounds, roads, landscaping, entry areas, pools, clubhouse and amenities areas, etc.
The costs associated for POA dues are per week of ownership: (paid annually)

Is fractional ownership something brand new?
No - fractional ownership has been around for years but only recently has become more a part of the traditional real estate market.
Consumers have purchased things such as private jets, expensive jewelry, high end designer handbags, automobiles, etc. via the fractional ownership method for years.
It's just common sense to pay for only what you use, not what you don't!
Can you get a loan for a fractional purchase?
Yes. There are several financing options available if you prefer to finance rather than pay cash. We offer in-house financing at reasonable rates and can have your unit paid off in its entirety in five years if you prefer.
Can I bring my pet?
Yes, we have pet friendly cabins available for nightly rentals as well as for purchase.
Branson Cedars Resort loves pets! Unlike some of our competitors that shun pets – we embrace that special relationship you have with your “family” member. We are constructing even more Log Homes, Treehouses and Storybook Cottages all designated as VIP (Very Important Pet) units and will provide services from spa treatments, to dog walking, to special play areas set aside just for you and your loved one so they too can enjoy your vacation in the Ozarks.
Do you have smokers cabins?
No, all cabins are smoke free. However, you are able to smoke outside on your deck or patio.
How is the timeshare and fractional time allotted?
All of our shared ownership units are sold based on what's called a rotating/ floating week system. Whether you buy just one (1) week of Timeshare or twelve (12) weeks of a Fractional unit, these weeks are assigned as "your" dates at the closing and then each subsequent year these weeks rotate one week later. This way everyone gets to own a "holiday week" at some point in their ownership period.
How do I schedule my allotted time?
Owners will be able to enter a special BCR Members area that is only available for the use of the owners of units at the resort.
There you will be able to see not only the week or weeks that you own, but also open dates and available time periods that you can then "exchange" your weeks for or even reserve additional weeks if they are available.
Each owner will be provided a calendar of their dates as well as the rotating schedule for the next few years and can communicate their preferences, changes and requests via the member website, fax, phone, email or even "snail" mail to one of our Vacation Homeowner Service Managers.
Can I stay more days than I am allotted?
Yes, on a space available basis. If your plan is to stay a week and there are available dates prior to or after your scheduled time period, and you would like to add those dates to your vacation... a Guest Services Representative will be able to take care of that for you.
What Form of Ownership am I getting?
Deeded. You will receive an actual deed to your property which is the very same deed that coincides with more traditional real estate ownership. This deed guarantees that you own that property during the length of time that you purchased, and it will belong to you, your family or their children as it passes down through the generations.
What are the rules on resale of my unit?
There is a two-year holding period from the date of your purchase. We also ask that we be provided the first right of refusal to acquire your unit back before it is made available to the general market.
After your two-year waiting period, and if we ourselves do not go ahead and buy your unit from you, please feel free to sell it for as much as possible on the open market, to your friends or a family member, etc. We have no doubt that someone, somewhere will want "their little piece of paradise" too!
Can a fractional interest or timeshare be purchased by my business?
Yes, of course. Fractionals make great business acquisitions as the company can use their allotted time periods for company get-togethers, business perks to employees and customers, etc... there are many people who acquire their fractional/ timeshare unit primarily just for this purpose and we will treat those guests of yours just like we treat you – with unparalleled professionalism & hospitality.
Can I purchase more than one fractional or timeshare interest?
Yes, that's the beauty of fractional shared ownership
... you determine just what you "need" or "want" and then acquire only that... many people are able to determine down to the days how many vacation weeks they want for themselves, how many days they want to use in an exchange program through Interval International, how many weeks they may want to keep and use as an income opportunity or just have extra time to give to their family & friends as a gift for them to enjoy as well.
There are no limits or restrictions as to what you want to own & acquire...
If you just want one (1) week it's a Timeshare, if you want all fifty-two (52) weeks then that's pretty much whole ownership and everything in-between is going to be a fractional. It's that simple...!
What if I can't get away or use my allotted time?
Owners can gift, rent, or donate their scheduled time - or put it into an income generating rental program operated by the resort.
Are there additional charges above and beyond the POA/ Maintenance fees?
If you want daily cleaning services during your stay, rather than weekly, that can be arranged at an additional cost. Concierge services for booking golf packages, arranging for tickets or boating excursions, etc... are only for the cost of the actual service provided as we do not add on a surcharge. For an additional transportation/stocking charge you can also have your unit fully stocked with libations and groceries upon arrival as well.
Can family & friends use my unit even if I am not planning on being there?
Yes, this is yours to use and do with as you see fit. Your guests are our guests and will be afforded that same attention & courtesy as if you were here yourself.
Can we try it before we buy it?
Absolutely... in fact we recommend it actually, as there is no better way to know if you are making the right decision than to "try it before you buy it." You can see the property, talk to other guests and owners and ask as many questions as you like and never feel like there is any pressure to buy. Our property truly does sell itself, so we do not have to resort to come-ons, gimmicks or high pressure tactics to elicit sales. Our prices are great, our product is spectacular, our service is beyond the ordinary and pride in what we do shows in every place you go.
