What sets the Branson Cedars Resort apart from all of the others?It's simple....We have created a resort that appeals to everything that we would want in a vacation home environment and have eliminated all of the issues, negatives and other problems that timeshare (shared ownership) properties all share – the "misdirection, miscommunication & misinformation timeshare shuffle". From the minute you even hear about our project right up to the time you become an owner, everything, and we do mean everything, is transparent for you to see, discuss and to know before making any kind of a decision to become an owner. |
Our contracts are posted in their entirety on the website so that potential customers can see just what they are getting themselves into (unlike our competitors), our prices for everything from the units to the POA dues and Maintenance fees are also posted and made available in advance through the website, mail, email or in person so that you can familiarize yourself in advance with the project (unlike our competitors). Even our sales process is unlike any of our competitors... there is never any type of pressure to buy, no 4-hour presentations, and everything you need to know you can take home with you. It is given to you freely in advance and we even recommend that you go home and think about buying with us before you make that final decision. See if anyone else in this industry will do that for you? They won't...

Our prices are reasonable and well below what any of our competitors are even remotely offering, and our staff is selected not just on their ability, but also on their willingness to go that extra step, to make each and every request made by an owner or their guest into something special.

Not about dealing with ownership issues, problems and things "to do.” Our grounds and amenities are cared for by people who have passion for what they do – from the landscaping of the property with butterfly gardens, to planting an extensive array of native plants and fauna that grow in Missouri. And we want to help you keep the little ones entertained as well. Our children's play areas are safe, exciting and challenging to their young imaginations (not everything is about a video game).
Most importantly, we want to make sure that you, our customers, are treated like we want to be treated when we travel; with respect and a real interest in getting it right for all our guests.
What are fractional residences?
Is that the same as "shared ownership"?
Are fractionals the same as time share?
No! Fractionals are the next generation of 2nd home ownership. Fractionals are a deeded ownership that is appreciable like real estate (depending on the market values at the time) and resale is like regular real estate. Fractionals are sold in larger time blocks rather than just a single week which is traditionally called a time share unit.
Here at the Branson Cedars Resort we offer everything from whole ownership to just one week of time share, and everything in between is a fractional. Fractionals are usually much more luxurious and well appointed. Your ownership can be sold, willed, deeded or placed in a trust.
Why own a fractional instead of a whole 2nd vacation home?
What happens the rest of the time? The owner is still responsible for all taxes, upkeep, landscaping and yard maintenance, damage, etc.
Why not pay for only what you will USE? All of those things are included in your purchase price and in your POA dues. Put the joy back into vacation home ownership!
What will the Maintenance Fees & POA dues be?
These maintenance fees cover: taxes, utilities, insurance, interior & exterior maintenance, capital reserves for replacement of furnishings, appliances, flooring, etc... As well as the POA portion of the dues structure improving & maintaining the grounds, roads, landscaping, entry areas, pools, clubhouse and amenities areas, etc.
The costs associated for POA dues are per week of ownership: (paid annually)

Can you get a loan for a fractional purchase?
Can I bring my pet?
Yes, we have pet friendly cabins available for nightly rentals as well as for purchase.
Branson Cedars Resort loves pets! Unlike some of our competitors that shun pets – we embrace that special relationship you have with your “family” member. We are constructing even more Log Homes, Treehouses and Storybook Cottages all designated as VIP (Very Important Pet) units and will provide services from spa treatments, to dog walking, to special play areas set aside just for you and your loved one so they too can enjoy your vacation in the Ozarks.
Do you have smokers cabins?
No, all cabins are smoke free. However, you are able to smoke outside on your deck or patio.
How is the timeshare and fractional time allotted?
How do I schedule my allotted time?
Each owner will be provided a calendar of their dates as well as the rotating schedule for the next few years and can communicate their preferences, changes and requests via the member website, fax, phone, email or even "snail" mail to one of our Vacation Homeowner Service Managers.
Can I stay more days than I am allotted?

What are the rules on resale of my unit?
After your two-year waiting period, and if we ourselves do not go ahead and buy your unit from you, please feel free to sell it for as much as possible on the open market, to your friends or a family member, etc. We have no doubt that someone, somewhere will want "their little piece of paradise" too!
Can a fractional interest or timeshare be purchased by my business?
Can I purchase more than one fractional or timeshare interest?
There are no limits or restrictions as to what you want to own & acquire...
If you just want one (1) week it's a Timeshare, if you want all fifty-two (52) weeks then that's pretty much whole ownership and everything in-between is going to be a fractional. It's that simple...!
What if I can't get away or use my allotted time?
Are there additional charges above and beyond the POA/ Maintenance fees?
Can family & friends use my unit even if I am not planning on being there?
Can we try it before we buy it?
Absolutely... in fact we recommend it actually, as there is no better way to know if you are making the right decision than to "try it before you buy it." You can see the property, talk to other guests and owners and ask as many questions as you like and never feel like there is any pressure to buy. Our property truly does sell itself, so we do not have to resort to come-ons, gimmicks or high pressure tactics to elicit sales. Our prices are great, our product is spectacular, our service is beyond the ordinary and pride in what we do shows in every place you go. So, what's not to like... and if it’s right for you, then you too will want to own a little piece of the Branson Cedars Resort!
